Title Search
This special division conducts a detailed investigation and provides a concise report with the legal opinion about the viability of buying a Costa Rican property. In that sense we visit the Costa Rican National Registry, the Municipality where the property is located, determine the tax status of the seller and specially inform our client if the property has a clear title with no liens, encumbrances, mortgages or any other note present in the registry report of the centralized system.
The most important, our office will recommend the best legal structure to proceed with the negotiation.
We recommend our clients to acquire a contract which includes a monthly monitoring system that will provide greater security over the property; and in case of any fraudulent intent against the property, our office will immediately proceed to file administrative and judicial actions to protect it
